Is Yaletown Good for First-Time Buyers?


Yaletown can be a great option for first-time buyers who want a central lifestyle and strong long-term resale appeal. There's great value to be found here.

However, first-time buyers should pay close attention to:


  • Strata fees

  • Parking availability

  • Storage lockers

  • Building age

  • Rental bylaws

  • Upcoming maintenance

  • Noise exposure (Fire hall close-by?)

  • Unit layout

  • Views (Are they future proof?)


A cheaper unit in Yaletown is not always the best deal if the building has major upcoming expenses. There are some buildings in Yaletown that I absolutely do not reccommend.


Is Yaletown Good for Investors?


Yaletown has historically been one of Vancouver’s strongest rental markets because of its location, walkability, transit access, and appeal to professionals.

  • Higher strata fees in amenity-rich or older buildings

  • Smaller floorplans compared to suburban condos

  • Traffic congestion

  • Some areas can be noisy

  • Older buildings may require major maintenance

  • Parking may be limited in some buildings

A great unit in a poorly managed building can become expensive. A well-managed building with a strong strata history can make ownership much smoother.

  • Engineering reports

  • Insurance documents

  • Contingency reserve fund

  • Special levy history

  • Building maintenance history

  • Bylaws

  • Rental and pet restrictions
